Closing Disclosures Titles
The title that appears for a borrower/applicant’s
trustee in the Date and Parties block is
occasionally grammatically incorrect. When the party
is a trust, the current logic always displays
"Trustees of the" after the name, even when there is
only one trustee. The rule has been updated so that
"Trustee of the" will appear when a trust has a
single trustee, and "Trustees of the" will appear
when the trust has multiple trustees. This change
ensures the title is always grammatically
accurate.

Escrow Account Disclosure
Updated the Escrow Account Disclosure form to
replace the Section 1 Initial Deposit logic
for a closed-end transaction secured by real estate
other than rental residential property and print the
calculated associated amount. When the transaction
does not meet that criteria, the calculation will
now rely on specific Fee Names rather than
fixed 1000-series HUD line items (such as 1001-1007)
for escrow reserves.

Updated the Loan Estimate Addendum Spanish to

Note Consumer
Revised the Note Consumer form, payment
section, to support a custom repayment method. If
any phase has a custom repayment method, the custom
repayment method language that is passed will cover
the payments for the entire loan, whether it is a
single-phase or a two-phase loan.

Notice Of Action Taken
Added the Notice of Action Taken form to the
Consumer Direct Adverse Action and Home
Equity Adverse Action packages.

Private Mortgage Insurance Disclosure
Updated the Private Mortgage Insurance
Disclosure to include loan-to-value ratio
("LTV") in the Disclosures for Fixed Rate Mortgages.
In addition, hardcoded text changes have been made
to the first paragraph elements in Section -
"Disclosures for Fixed Rate Mortgages" and Section -
"Disclosures for Variable Rate Mortgages".

Release Of Real Estate Security Instrument
Removed document titles from the following
jurisdictions and inactive content for not supported
jurisdictions (states).
- California

- Montana (when the property is less than 40
acres)

Report and Certification of Loan
Disbursement
The logic regarding "Discount Points Charged" and
"Discount Points Financed" fields has been reverted
to its previous state prior to a recent change that
aimed to remove obsolete TRID data. This reversion
was necessary because the previous attempt to remove
obsolete data inadvertently removed logic to ensure
that the correct point amounts print.

Request for Verification of Deposit
Revised the Request for Verification of
Deposit form to add a new font style attribute
to the Table - "Information To Be Verified". In
addition, formatting changes applied by the addition
of an element and new fonts style attribute, were
made to the Table - "Deposit Accounts of
Applicant(s)" and Table - "Loans Outstanding To
Applicant(s)".

Settlement Certification
Revised the Settlement Certification form to
update package rules so the document is selected
only for FHA purchase money transactions.
California

Acknowledgement for Non-Trust Entities
Selected non-trust entity signers have been added into the Unique Individual
Capacity iterations for the acknowledgment
content.
With this change, all unique, selected signers on
behalf of non-trust entities now receive an
acknowledgment when such an acknowledgment is
executed in California (one acknowledgment per
unique person signing the document, regardless of
what roles they are signing in).
This affects the following forms:

Real Property Recordation and Tax-DC
Updated the Real Property Recordation and Tax for
District of Columbia form to correct the
spelling of the word "Suffix" on page 5. As part of
this change, the PDF image was updated accordingly
to correct the spelling of the hardcoded text
"Suffix".

Security Affidavit for the District of
Columbia-DC
Updated the Security Affidavit for the District of
Columbia-DC form to uncheck the "Logos
supported" checkbox option in the Document
Properties.

Public Notice Regarding Foreclosure-HI
Updated the Public Notice Regarding
Foreclosure-HI form to changes the font
size to a 14-point (14pt) font size. Note that
sections that are not specifically a part of
the notice (title, date and parties, tagline,
signature sections) were not included in this
font-size change and remain standard size.
Within the body of the form, the hardcoded text
within the paragraph elements was updated by adding
“14pt” emphasis and attributes, in the following
sections and notices:

Updated the Lock-In Agreement-NY form to
remove the aggregation type for the
Lock-In Fee and Commitment Fee on
the RESPA Good Faith Estimate (GFE).

Prevailing Interest Rate Commitment-NY
Updated the Prevailing Interest Rate
Commitment-NY form to revise the print
statement for the name of the source where the
30-day Average SOFR Index is published or available
to read: "published each business day on the Federal
Reserve Bank of New York website (www.newyorkfed.org)."
South Carolina

Flood Insurer Preference-SC
Revised the Flood Insurer Preference-SC form
to replace the content reference Section Lender and
Borrower - Correspondence Dates with Section -
Lender and Borrower - With Captions and Loan Number.
The new section does not include the Date Mailed or
Delivered, Date Application is Received or Prepared,
and Date Returned to Lender fields.
Tennessee

FNMA FHLMC Deed of Trust
Revised the FNMA FHLMC Deed of Trust form to change the revision date in
the tagline 09/25 for Tennessee MERS and
non-MERS.

Rate Lock Agreement
Updated the Rate Lock Agreement to add a
new condition for property located in
Tennessee. This new condition reads, within the
second paragraph, as follows: “If this mortgage loan
does not close within the lock-in period, the lender
is no longer obligated to the terms of this
agreement.”
