- Uniform Closing Dataset (UCD) Phase 4 Critical
Edits
Updated the Mortgage Type data
mapping to adhere to UCD Phase 4 critical
edits data requirements in regard to expected
values of mortgage types (i.e. VA, FHA, USDA,
Conventional) included in the XML file imported into
a corresponding application. The Mortgage
Type data point processing rules and data
mapping were modified to ensure alignment between
the underlying TXN data schema and the MISMO 3.3
data schema. The specific mappings that were updated
include: 1 = VA, 4 = FHA, 6 = USDARuralDevelopment,
with all other values mapped to reflect a
Conventional mortgage type.
- Updated Package Transfer Rules for Direct Email
Routing
Updated the processing rules for
transferring packages in cases where the Closing
Center is not licensed. If the Package will be
transferred to Closing Center option is not
selected (in the Package Information pane on
the eSign Print page), the package will be
routed using the intended recipient's email address
for electronic signing. If licensed to use the
Closing Center, when selected this option routes the
package directly to Closing Center where recipients
will electronically sign the documents.
- Updated Ohio Insurance Notice for Guarantors
Updated the Ohio Insurance Notice
(InsuranceNotice-OH.req) to enable the
selection of individual guarantors if the selected
guarantor is securing the property. Additional
details are available in the What's New for
Documents.
- Remove Non-Supported Organizations from Options
List
Corrected an issue that permitted the
selection of non-supported organizations (by
organization type) in the organization list on the
Application Loan Details page. All
organizations not currently supported for use were
removed from the list of options to avoid errors if
selected as part of the loan details.
- Online Application (OLA) Hidden
Options
Corrected an issue that prevented
options under the Terms of Loan field (Fixed
rate, Variable rate, and Other) from being hidden as
expected when the hide option was enabled. With this
change, the hide options now work as expected. No
action is required if the OLA form was already
configured to hide these options.
- Removed Option to Select Mortgage Company
Organizations
Corrected an issue that
permitted the selection and saving of organizations
classified as a Mortgage Company (organization
type) to a transaction through the Loan
Definition page. The selection of licensed
lenders at the organization level through the
Mortgage Company organization type is not
supported.

Addendum to Loan Application Homestead
Removed the property address at the top of the
document under the date as it is not required.

Disclosure Notices
Enhanced the document to update a paragraph in the
Affidavit of Occupancy section to the following, in
case the intended use for the property by the
borrower is a primary residence: "A Primary
Residence is a single family property that either
currently or will be occupied by at least one of the
Applicants within 60 days of the closing or 60 days
after the Property shall first become ready for
occupancy as a habitable dwelling, whichever is
later."
Alaska

Notary Acknowledgement Sections
Updated the Notary sections for Alaska so the caption
for the notary's serial number reads "Serial Number,
if any" to denote its inclusion is optional.
Maryland

Assumption Disclosure-MD
Updated the selection logic to ensure the document
will only select if the lender has determined that
they are subject to the state requirements for an
Assumption upon Decree of Divorce.
This option can be controlled by the "Assumption Upon
Decree of Absolute Divorce" checkbox in the
Collateral section of the Document Data page.

Deed of Trust Closed End
Until now, the "Assumption upon Decree of Absolute
Divorce" section was included for all cases when the
collateral property state is Maryland.
After the change, inclusion of the "Assumption upon
Decree of Absolute Divorce" section will be driven
also by a new checkbox that can be selected directly
on the form in Document Data, within the Collateral
section. The section won't be included in case the
loan occupancy status is investment.

FNMA FHLMC Deed of
Trust
Until now, the "Assumption upon Decree of
Absolute Divorce" section was included for all
cases when the collateral property state is
Maryland.
After the change, inclusion of the "Assumption
upon Decree of Absolute Divorce" section will be
driven also by a new checkbox that can be selected
directly on the form in Document Data, within the
Collateral section. The section won't be included
in case the loan occupancy status is
investment.

Motor Vehicle Title Application-MD
The Maryland Department of Transportation
updated their Application for Certificate of Title
with a revision date of 9/25.
The revision date has been updated. The
checkbox entity type for Trust has been moved to
line below where it was originally. Language under
the Business Entity Proof of Legal Existence,
Joint Tenants/Tenants by Entirety, Maryland Excise
Tax and Registration Plates and Fees have been
updated.

Insurance
Notice-OH
Until now, the checkbox to note that guaranty is
secured could be selected on the form in the
Transaction Data section. The form has been updated
for the guarantors to individually be identified if
they are securing a guaranty. The "Secured
Guarantee" checkbox will be found on the form in the
section of the given Guarantor.
