The Down Payments Information section collects the source(s) of funds for the loan.

Down Payment Amount [ID 172] (conditionally required)

Enter the dollar amount of the borrower’s Down Payment Type. For an Affordable Housing Purchase transaction, report all down payment amounts. For a non-Affordable Housing Purchase transaction, enter the amount of any down payment funds where the borrower is the source. If the borrower is not the source of any down payment funds, the reporting of other down payment amounts is not required. Do not reference the URLA for the down payment amount. The down payment amount is the difference between the purchase price and the original UPB of the loan (excluding any financed mortgage insurance (MI) premium amounts).

Down Payment Type [ID 175/176] (conditionally required if using an Affordable, Purchase loan)

Select the type of item used for a down payment by the borrower(s) for the loan transaction. For an Affordable Housing Purchase transaction, report all down payment types. For a non-Affordable Housing Purchase transaction, reporting of the down payment type is not required. Options include:

  • Bridge Loan

  • Cash On Hand

  • Checking Savings

  • Equity On Sold Property

  • Equity On Subject Property

  • Forgivable Secured Loan

  • Gift Funds

  • Life Insurance Cash Value

  • Lot Equity

  • Other Type Of Down Payment: If Other Type of Down Payment is selected, options include:

    • Aggregated Remaining Types

    • Grant

    • Secondary Financing Closed End

    • Secondary Financing HELOC

  • Rent With Option To Purchase

  • Retirement Funds

  • Sale Of Chattel

  • Secured Borrowed Funds

  • Stocks And Bonds

  • Sweat Equity

  • Trade Equity

  • Trust Funds

  • Unsecured Borrowed Funds

Down Payment Source Type [ID 173/174] (conditionally required)

Select the entity providing funds for the down payment. For an Affordable Housing Purchase transaction, report all down payment sources. For a non-Affordable Housing Purchase transaction, report “Borrower” if the borrower is the source of any down payment funds. If the borrower is not the source of any down payment funds, the reporting of other down payment sources is not required. Enter 'Originating Lender' for all lender sources. Options Include:

  • Borrower

  • Community Non-Profit

  • Employer

  • Federal Agency

  • Local Agency

  • Originating Lender

  • Other: If Other is selected, options include:

    • Aggregated Remaining Source Types

    • FHLB Affordable Housing Program

    • USDA Rural Housing

  • Relative

  • Religious Non-Profit

  • State Agency
