When HMDA Applies is selected on the Loan Definition page, when will I receive a separate Demographic Information Addendum, and will the additional demographic information be collected on the credit application?
When using the Universal Credit Application Real Estate documents and selecting HMDA Applies on the Loan Definition page, the Universal Credit Application Real Estate-HMDA document defaults. The Universal Credit Application Real Estate-HMDA document includes the disaggregated demographic data in the application and a separate Demographic Information Addendum is not selected with the document. To use a separate Demographic Information Addendum with the Universal Credit Application Real Estate, select Demographic Information Collected Separately under each Borrower and Cosigner section on the Document Data page.
When using the Fannie Mae 1003 Freddie Mac 65 Uniform Residential Loan Application and
HMDA Applies is selected, a separate Demographic Information Addendum is
selected because the application does not include the disaggregated demographic data.
Note:
With this type of transaction, Demographic Information Collected
Separatelydefaults as checked in the Borrower and Cosigner sections on the
Document Data page. If Demographic Information Collected Separately is
unselected, the Demographic Information Addendum does not print for the
party.
Note:
- The decision to classify or not classify the parties appropriately as a Co-Applicant is your responsibility, based on minimal regulatory guidance.
- You are encouraged to consult with your legal counsel and/or compliance consultants to determine whether and when to collect information on a Cosigner.
