Property Valuation: Complete this section if it applies to the specific loan being delivered.

  • Appraisal Effective Date [ID 84] (conditionally required when appraisal exists)

    For mortgages with an Appraisal and Appraisal Update and/or Completion Report (FNM 1004D), enter the effective date of the appraisal. For mortgages using any other property valuation type, enter the effective date on the most recent inspection, feedback certificate or estimate.

  • Property Valuation Form Type [ID 85] (conditionally required for conventional and valuation method is Drive By, Full Appraisal or Field Review)

    Enter the name of the property valuation form used to provide the property value upon which the loan underwriting decision was based. Options include:

    • Appraisal Update And Or Completion Report

    • Desktop Underwriter Property Inspection Report

    • Exterior Only Inspection Individual Condominium Unit Appraisal Report

    • Exterior Only Inspection Individual Cooperative Interest Appraisal Report

    • Exterior Only Inspection Residential Appraisal Report
    • Individual Condominium Unit Appraisal Report

    • Individual Cooperative Interest Appraisal Report

    • Manufactured Home Appraisal Report

    • One Unit Residential Appraisal Field Review Report

    • Other: Enter Other if the One Unit Residential Appraisal Desk Review Report was used.
