Changes
  • New Data Collection Options Added
    We are introducing several new data collection options (data collects) designed to provide for more robust collection of information supporting features within the application. These new data collect options are introduced in response to feedback we have received regarding data requirement for transaction processing. The following summarizes these new options.
    • Added Unique Loan Identifier Option
      Added the ability to capture a unique loan identifier on a transaction. The new field, Unique Loan Identifier accepts a string of alpha-numeric characters and is available on the Summary Documents page.

    • Added Credit Information

      Updated the Credit Information section of the Loan Information page to include options for Credit Product and Amount Approved information.

    • Updated Eligibility Page
      Added a new option, Section 1071, on the Eligibility page. This option provides a checkbox to enable the collection of additional data through a new Demographic Information page. This option requires the Demographics page - View, Modify permission.

    • New Role for Demographics Information

      Added a new permission, Demographics page - View, Modify, to enable those granted the permission to view and modify demographic information presented on the Demographics page.

    • New Pricing Information Section

      Added a new section, Pricing Information, on the Loan Information page. The Pricing Information section includes the total origination charges, total broker fees, and initial annual charges.

    • Updated Business Information
      Added several options to include credit information on the Eligibility tab. The Information section displays after the D-U-N-S Number section and includes the following information:
        1. Gross Annual Revenue
        2. Number of Workers
        3. Time in Business
        4. Business Ownership Status
  • NEW Online Help Available

    We are happy to announce the availability of online help for TSoftPlus. You can access help from the Home screen by clicking Help. As part of this change, the previously available guides have been removed from the Help menu. In addition, the Forms List was removed from the Resources & Important Links section in the Home page. The Forms List is now available within the online help.

  • RMA Annual Statement Studies
    RMA Annual Statement Studies® data for 2025-26 is now available in TSoftPlus. The Risk Management Association (RMA) releases industry benchmark data in the Annual Statement Studies. The 2025-2026 data set is now available as a supplement for use in performing financial analysis.
    Note:
    Please note that RMA (Risk Management Association) is now a part of ProSight Financial Association, effective November 2024.

  • Revised Upfront Guaranty Fee for 7(a) Loans for FY 2026

    The SBA revised 7(a) fee, including the upfront guaranty fee, for 7(a) loans covering for Fiscal Year 2026 (FY 2025). This was published in SBA Information Notice 5000-872051.

    Accordingly, for 7(a) loan types excluding 504, PPP, PPF, SBA Veterans Advantage and Export Working Capital, the rates for calculating the Upfront Guaranty fee were revised according to the following conditions:
    • If the loan term is 12 months or greater:
      • if the loan amount is equal $150,000 or less: 2% of the guaranteed portion.
      • if the loan amount is from $150,001 to $700,000: 3% of the guaranteed portion.
      • if the loan amount is from $700,001 to $5,000,000: 3.5% of the guaranteed portion of the loan up to and including $1,000,000, plus 3.75% of the guaranteed portion over $1,000,000.
    • If the loan term is 12 months or less (short-term loans): 0.25% of the guaranteed portion.

    For loans to manufacturers (NAICS sectors 31-33) of with a loan amount of $950,000 or less, the upfront fee is 0%.

    For 7(a) loans with Export Working Capital the following conditions apply:

    • For the loan term of 12 months or less: the upfront guaranty fee is 0.25% of the guaranteed portion of the loan.
    • For the loan term of 13 up to 24 months: the Upfront Fee is 0.525% of the guaranteed portion of the loan.
    • For the loan term of 25 up to 36 months: the Upfront Fee is 0.80% of the guaranteed portion of the loan.

Borrower Certification

This form is selected on an SBA transaction and 7(a) loan program or SBA Express or Community Express loan program. The form is not applicable for 504 programs. Changes include:
  • The Borrower and Operating Company and Borrower Certifies sections were revised to replace the word “Authorization” with “Terms and Conditions” throughout the text.
  • Two new sections, 401(k) and Debt Refinance, were added to the form.
  • Text changes were applied in sections "Adverse Change", "Child Support", and "Leasing".
  • New Section - "Debt Refinance" has been added.

Changes
  • Updated to E-Tran version 9.0 Schema Updated the application to integrate the Small Business Administration (SBA) E-Tran version 9.0 schema, ensuring compatibility with the latest XML structure and accurate data submission for loan origination and servicing. This update aligns with SBA's June 2025 schema release.
    The key enhancements as part of this update include:
    • Added a new section to the Ownership and Demographic Information table. This new section is used to indicate if the Spouse of the Principal is also listed as a Principal on the same loan. The new section is required and reflects an SBA requirement to disclose such information.
    • Modified how demographic information is submitted. If demographic information is not provided as part of loan information, or if it does not apply, no information is included on the submission. Previously, an N/A or Not Disclosed value was included on the submission to E-Tran. The change to not include an undisclosed indicator in the data follows the SBA recommendation to leave such fields blank rather than submitting values.
    • Added a new warning message to the E-Tran Submission screen to indicate:
      • If any Owner/Principal associated with the loan is not a U.S. citizen, E-Tran will not accept the submission through the application.
    Important:

    In cases where the Owner/Principle is not a U.S. citizen; the loan must be created directly on the E-Tran website to upload the required citizenship documentation. The procedure for verifying the status of non-U.S. citizens is detailed in the SBA Policy Notice. Refer to the policy notice for guidance on verifying citizenship status as part of the loan application process.

  • Revised Fee Rates Payable by 7(a) Lenders for FY 2025The SBA revised certain fees, including the upfront guaranty fee, for 7(a) loans covering the remainder of Fiscal Year 2025 (FY 2025). This was published in SBA Information Notice 5000-865775 | U.S. Small Business Administration.

    Accordingly, for 7(a) loan types excluding 504, PPP, PPF, SBA Veterans Advantage and Export Working Capital, the rates for calculating the upfront guaranty fee were revised to now calculate according to the following conditions:

The April monthly release (scheduled for April 17, 2025) was removed from the release calendar as all software updates were deployed with the April 4, 2025 Hotfix release. The following bug fix was deployed with the April 4 Hotfix; however, it was not reported in the April 4 Release.

Changes
  • Corrected Select All Feature on Summary Documents Page

    Corrected an issue on the Summary Documents page that caused the Select All option to not properly select all documents listed across all sections and categories on the page. The feature was incorrectly only selecting all documents in the respective sections; for example, the additional, application, and closing documents phases.

  • Updated Birth Date Requirements for Parties

    Updated the application to send the birth date (DOB field) information for each party included in the submission to E-Tran. The inclusion of the birth date for all parties is a result of SBA change making the birth date required as part of the data set submitted to E-Tran in both origination and servicing submissions effective 4/07/2025.

  • Added New E-Tran Eligibility Requirement – Beneficial Owners

    Updated the list of eligibility requirements on the E-Tran submission screen (ETran Eligibility Requirements message) accessed from the Documents Summary page to include new eligibility text. This update supports recent SBA changes to loan eligibility requirements to require that no beneficial owner is an ineligible person. A lender submitting a loan through E-Tran, should certify compliance with all eligibility requirements. The change has been done to be compliant with recent SBA Policy Notice regarding citizenship requirements for obtaining 7(a) and 504 loans.

    The new eligibility code text reads:

    To the SBA Lender’s knowledge, no Beneficial Owner is an ineligible person. Ineligible persons include, but are not limited to, foreign nationals, those granted asylum, refugees, visa holders, nonimmigrant aliens under 8 U.S.C. § 1101(a)(15), those under Deferred Action for Childhood Arrivals (DACA), and undocumented aliens who are in the U.S. illegally.

  • Added New E-Tran Eligibility Requirement – Environmental Investigation

    Updated the list of eligibility requirements on the E-Tran submission screen (ETran Eligibility Requirements message) accessed from the Documents Summary page to include new eligibility text. This update supports SBA’s loan origination policies and procedures governing the 7(a) and 504 loan programs, specifically environmental policies and procedures related to loan programs.

    The new eligibility code text reads:

    LENDER ENVIRONMENTAL CERTIFICATION FOR ETRAN
    Lender certifies that it will comply with SBA's Environmental Policies and Procedures in SOP 50.10. If this loan is being processed under non-delegated authority, Lender certifies that if the project includes real Property, and the Property is Contaminated, Lender will not disburse the loan unless the Environmental Investigation and the Environmental Investigation Report(s) have been approved by SBA. Note: Capitalized terms are defined terms in SOP 50.10.

  • Security Enhancements – Virus and Threat Protection

    As part of our commitment to security, we have updated the application to ensure that all files uploaded on the Financial Analysis, Summary Documents, and Loan Import pages are processed through our enterprise antivirus and malware detection systems prior to entering the application as file attachments. This effort is aimed at reducing the risk of application users downloading potentially malicious files to their computer or network.

  • Update to E-Tran Schema Version 8.1
    Updated the application to use schema version 8.1 for all submissions to the E-Tran electronic loan submission platform. Key changes applied as part of this update to ensure compliance with SBA requirements include:
    • Updated processing logic so that direct owners of the guarantor, which are an operating company, are submitted to E-Tran if disclosed on Form 1919. As a part of this change new owner related fields for guarantors are collected on the E-Tran Additional Required Data and E-Tran-Optional Terms and Conditions Data forms.
    • Enhanced existing mapping for indirect owners of borrowers. This change will allow the E-Tran system to properly disclose the relationships between different parties included on the submission. Previously, all indirect owners were submitted to E-Tran with the Ownership % defined as "0" to avoid errors returned by E-Tran. With the recent change, SBA has updated their system and now the indirect owners are sent with the Ownership % provided by a user on the Loan Information page.
    • Updated the data mapping for E-Tran to send NAICS codes for all entity parties.
    • Added two new owner fields to the E-Tran Additional Required Data document: Guaranty Indicator and Guaranty Type. Both fields are now required on E-Tran submissions. The Guaranty Indicator checkbox is preset to "selected" if the Ownership % is equal to or greater than 20%, however, the checkbox is editable directly on the form.
    • Enhanced the data mapping for guarantors. Previously the data was collected on Form 1919 but not sent to E-Tran. Based on new SBA requirements the extended guarantor mapping dataset will be sent to E-Tran (i.e., the answers to Questions 1-4 and 6-12 on Form 1919, and an alternative phone number entered on the Parties page). A new guarantor specific field was added to the E-Tran Additional Required Data document, Business Has Outstanding Debt?, that will now be included in the submission to E-Tran.
    • In cases where the same party was indicated as the direct and indirect owner of the applicant, it was listed as one row in the Ownership and Demographic Information section. This approach has been adjusted, per SBA recommendations, to ensure the party in this case is displayed in two separate rows as a direct owner and as an indirect owner. This approach provides additional flexibility to disclosure various ownership structures.
