View 3a: Property Page/Property Detail

The property page has sections that collect additional data about the collateral securing the loan. The Property Detail section contains required data items that may or may not have been collected in ComplianceOne. Complete the item if it applies to the specific loan being delivered.

Project Type [ID 42] (conditionally required when delivering conventional loans)

The Project Type identifies the type of project or condominium classification for the subject property and its associated review. Select “G = not in a condo, co-op or PUD project” if the property is in a subdivision or is not part of an organized development. Options include:

  • Not in PUD, condo, co-op project

  • PUD – Lender Full Review – Established project

  • PUD – Lender Full Review – New project

  • Condo – Limited Review – New detached unit

  • Condo – Limited Review – Established project or established two-unit to four-unit project

  • Condo – CPM Expedited Review or Lender Full Review – New Project

  • Condo – CPM Expedited Review or Lender Full Review – Established project or established two-unit to four-unit project

  • Condo – Fannie Mae Review – Project consisting of manufactured housing, or any project with an unexpired Final or Conditional Final Project Acceptance status (1028)

  • Condo – FHA – Approved Project

  • Condo – RefiPlus – Desktop Underwriter or manual transaction

  • Co-op – Lender Full Review

  • Co-op – Fannie Mae Review
Attachment Type (required)
  • When subject property is not a condo project [ID 50]
    The Attachment Type specifies the type of physical attachment, if any, between the dwelling unit (subject property) and adjacent dwelling units. Options include:
    • Attached: Select Attached if the dwelling has a common wall or other direct physical connection with another dwelling, and the appraisal or other property valuation method does not indicate 'Semi Detached.'

    • Detached: Select Detached if the dwelling has no common wall nor any other direct physical connection with another dwelling.

    • Semi Detached: Select Semi Detached if the dwelling is an end unit or one of a pair of houses built side-by-side sharing a common wall, such as a duplex.

  • When subject property is a condo project [ID 41]

    Specifies the type of physical attachment, if any, between the dwelling units in the project. Options include:

    • Attached

    • Detached

      Note:
      If the project contains a mix of attached and detached units, select Attached. If attachment type cannot be determined, select the same attachment type as the Unit. If the unit is Semi Detached select Attached.
  • Construction Method [ID 51] (required)
    • Select the option that describes the construction process for the main dwelling unit of the subject property. Options include:

      • Manufactured

      • Site Built

Number of Units [ID 57] (required)

Enter the number of individual family dwelling units being financed in the subject property.

Total Mortgaged Properties Count [ID 244] (required)

Enter the total number of financed 1-4 unit residential properties owned by all borrowers on the loan. Do not include commercial properties or timeshares. If multiple borrowers own the same property, the property only should be counted once. The subject property is also included in the property count.
