What's New July 2026

Program Changes
  • This release does not introduce new features or major fixes; however, it includes backend enhancements designed to improve overall platform stability, performance, and security.
Document Changes
Multistate
  • Hazard Insurance Authorization and Requirements
    Updated the Hazard Insurance Authorization and Requirements form to align with the Fannie Mae/Freddie Mac Selling Guides.
    • The second list item has been updated to reference a "B+" Financial Strength Rating in Best's Insurance Reports when it is a Freddie Mac transaction. Other types of transactions will continue to reference a "B" Financial Strength Rating in Best's Insurance Reports.
    • The third list item has been updated to change the terms "Broad Form" to "Special Form" and "HO-2" to "HO-3 respectively.

  • Important Applicant Information

    Updated the Important Applicant Information form to no longer generate a separate instance of the document for collateral owners. The USA PATRIOT Act, under its Customer Identification Program (CIP), defines a customer as a person who opens a new account. This update ensures the document is provided only to applicants who meet this definition.

State-Specific
  • Connecticut

    Flood Insurance Disclosure-CT - Updated the Flood Insurance Disclosure-CT form to revised selection rules. The selection rules were updated to include junior lien positions. Previously, the document was selected only for the first lien.

  • Illinois

    Escrow Account Disclosure-IL - The selection rule has been updated to select when the Organization Type is set to "Credit Union," "Savings Bank," "Savings Association/Savings And Loan," "State Member Bank," or "State Non-member Bank," the collateral is located in Illinois, and an Escrow Account is established. Previously the Organization Type was not considered.

  • Maine
    Withholding Tax Requirement Notice-ME- The document has been updated to reflect the latest changes to Maine Revenue Services Form REW-4 (Rev. 12/2023). The resulting revisions include:
    • A logo has been added to the top of the form.
    • The phone number has been replaced with an email address.
    • The revision date has been updated.
    • The Note section has been extended to include the following language: MRS will request a copy of this form if needed"

  • North Carolina

    Attorney Insurance Preference Notice-NC - The document has been completely redesigned to more closely follow statutory requirements. The attorney and insurance agent items have been removed from the form, and the remaining language has been updated.

  • Virginia

    FNMA FHLMC Deed of Trust - Fannie Mae published updates to their Virginia Deed of Trust (Form 3047) in response to Virginia House Bill 304 on May 8, 2026. As a result of this update, a new paragraph (section) has been added to the security instrument to address divorce-related loan assumptions. The new section reads: Assumption upon Decree of Annulment or Divorce.
