How is the dynamic Note-Consumer document selected?

There are two variations of the Note-Consumer document:

  • A 'static' version which prints check boxes and language that may not be applicable to your transaction, like a multiple advance section on a single advance transaction.
  • A 'dynamic' version which does not print check boxes and only the language applicable to your transaction, for example, a variable rate section would not print for a fixed rate transaction.

In Administration, on the Mortgage Policies page, within a Document Policy select Use the alternate version of the document(s) where check boxes and inapplicable content have been removed. for the dynamic Note-Consumer. This question is found under the Closing Documents section.

If you would like to use both the static and dynamic Note-Consumer create two different document policies one with Use the alternate version of the document(s) where check boxes and inapplicable content have been removed. unselected and one with it selected.

To update existing transactions where you changed this setting from 'static' to 'dynamic', open the transaction and on the Loan Definition page, next to the selected Document Policy use the 'refresh' button . When you go to print documents the 'dynamic' version of the note will be selected.
