What is Estimated Total Payoffs and Payments and Payments to 3rd Parties Not Disclosed in Total Closing Costs?

Both of these options represent the total amount to be paid to third parties not otherwise disclosed as items in the Loan Costs and Other Costs table on the Loan Estimate.

In transactions without sellers, the Estimated Total Payoffs and Payments is disclosed in the Calculating Cash to Close table on the Loan Estimate. Because the Estimated Total Payoffs and Payments could represent a sum of multiple items, the amount entered in the application phase does not default to any page when the transaction is switched to the closing phase. Any items that make up these totals should be entered on the Disbursements page with the Payoff and Payment selected.

In transactions with sellers, the Payments to 3rd Parties Not Disclosed in Total Closing Costs is used only in the application phase to calculate the Estimated Closing Costs Financed (Paid from your Loan Amount) and it does not print in the Calculating Cash to Close table. This field is applicable when your calculations policy allows the payments to 3rd parties to be collected separate from the amount for existing debt being satisfied.
