What data impacts the Calculating Cash to Close table?

The Calculating Cash to Close section on the Calculations page (in the application phase), impacts the amounts that are calculated and print to the Loan Estimate. In the closing phase, the data collected on the Disbursement page and/or Closing Disclosure page impact the amounts that are calculated and print to the Closing Disclosure. Additionally, different information is disclosed (on both the Loan Estimate and Closing Disclosure) depending on whether the transaction includes a seller or not.

When a seller is included on the collateral details page, the Calculating Cash to Close table including the rows of Down Payment/Funds from Borrower, Deposit, Funds for Borrower, etc. will be included on the Loan Estimate and Closing Disclosure. An alternative Calculating Cash to Close table is disclosed for transactions without a seller. When a seller is not included on the collateral details page, the Calculating Cash to Close table including the rows of Loan Amount and Estimated Total Payoffs and Payments will be disclosed on the Loan Estimate and Closing Disclosure.
