Borrower Data

This section will repeat for each borrower on the loan.

Counseling Confirmation Type [ID 576/577] (conditionally required if Affordable Loan or Loan Level Credit Score = 0)

Select the type of mortgage counseling or education program attended by one or more of the borrowers. Enter the applicable value for HomeReady loans or loans where all borrowers have non-traditional credit. When required, at least one borrower on the mortgage loan must complete homeownership education prior to loan closing. Options include:

  • Government Agency

    Enter Government Agency if the homeownership education was provided by a Housing Finance Agency (HFA).

  • HUD Approved Counseling Agency

    Enter HUD Approved Counseling Agency if the borrower completed an approved online homeownership education program, such as Fannie Mae's Framework® program, or if homeownership education was provided by a HUD-approved nonprofit counseling agency.

  • Lender Trained Counseling

  • No Borrower Counseling

    Enter No Borrower Counseling if the borrower is not required to participate in homeownership education, such as for a refinance transaction. Enter 'Other' if the borrower did not participate in homeownership education.

  • Other: If Other is selected, options include:
    • Borrower Did Not Participate

    • Mortgage Insurance Company

    • Non Profit Organization
Counseling Format Type [ID 578/579] (conditionally required)

Select the educational setting of the formal borrower homeownership program in which the borrower participated as a requirement of a special mortgage program. Options include:

  • Borrower Education Not Required

  • Classroom

  • Home Study

  • Individual

  • Other: If Other is selected, the 'Borrower Did Not Participate' option displays. Select if the referenced borrower did not participate in homeownership education, and the required homeownership education was completed by another borrower on the loan.

Citizenship Residency Type [ID 598] (conditionally required)

Indicates this borrower's U.S. citizenship or alien status, as collected on the URLA (Section VIII, lines j. and k.). Options include:

  • Non Permanent Resident Alien

  • Permanent Resident Alien

  • U.S. Citizen

Borrower Identifier (not required)

Credit Report Identifier [ID 580] (conditionally required if Credit Score exists)

Enter the credit reference number associated with the Borrower credit report used to underwrite the delivered loan.

Information about data fields for additional Parties involved with the loan and loan delivery

  • Appraiser

    Appraiser Identifier [ID 525] (conditionally required)

    Enter the state license number of the appraiser who completed the final estimate of value for the subject property.

  • Appraiser Supervisor Identifiers

    Supervisory Appraiser State License Number [ID 534] (conditionally required)

    Enter the state license number of the appraiser who completed the final estimate of value for the subject property.

  • Loan Originator Type

    • Loan Originator Identifier [ID 634] (conditionally required)

      Enter the loan originator's unique identifier as assigned by the Nationwide Mortgage License System and Registry.

    • Type of Originator [ID 635] (required)

      Select the type of party that originated the loan. Options include:

      • Broker

      • Correspondent

      • Lender
  • Loan Originator Company Identifiers

    • Loan Originator Company Identifier [ID 627] (conditionally required)

      Enter the loan origination company's unique identifier as assigned by the Nationwide Mortgage Licensing System and Registry.

Other Party Identifiers Section - Deal Party Identifiers
  • Document Custodian Identifier [ID 620]

    For sellers who have completed the phased rollout, if the document custodian is BNY Mellon, enter 20000398668. For sellers who have not yet completed the phased rollout, and if the document custodian is BNY Mellon, enter 99999398668 for all cash deliveries and for ASAP+ MBS deliveries 20000398668 for non-ASAP+ MBS deliveries. For sellers that use a document custodian other than BNY Mellon enter the document custodian's 11-character FIN number.

  • Loan Seller Identifier [ID 639]

    Enter the nine-digit numeric identifier assigned by Fannie Mae to identify the mortgage seller.

  • Other – xxx

  • Payee Identifier [ID 642]

    Enter the nine-digit numeric identifier where the purchase proceeds for a delivery are to be sent.

  • Servicer Identifier [ID 645]

    Enter the nine-digit numeric identifier assigned by Fannie Mae to identify the mortgage servicer.

  • Warehouse Lender Identifier [ID 650.1]

    Enter the unique identifier for the Warehouse Lender provided by Fannie Mae, posted under Help links on the Loan Delivery web page.
