When disclosing inspection and handling fees that are paid after closing, does each individual fee need to be disclosed or is the total of all inspection and handling fees required to be disclosed?
The total of all inspection and handling fees is required to be disclosed on the Loan Estimate Addendum and the Closing Disclosure-Addendum; however, itemizing each inspection and handling fee is permitted. As a result, your institution can determine the approach you want to take.
If you are choosing to disclose only the total, then enter a description for the Name and enter the total for the Amount. If you are choosing to itemize each fee, you will likely need to add additional rows to the table by selecting the + button and entering the Name and Amount for each individual fee.
