How does my calculation policy affect the Calculating Cash to Close section?

When Use one field to determine Down Payment/Funds from Borrower, Funds for Borrower, and Closing Costs Financed (Paid from your Loan Amount) is selected in a calculation policy, Disbursements Not Disclosed in Total Closing Costs will replace Total Existing Debt Being Satisfied and Payments to 3rd Parties Not Disclosed in Total Closing Costs on the Calculations page. Disbursements Not Disclosed in Total Closing is used to determine Down Payment/Funds from Borrower, Funds For Borrower and Closing Costs Financed (Paid from your Loan Amount).

When Use one field to determine Down Payment/Funds from Borrower, Funds for Borrower, and Closing Costs Financed (Paid from your Loan Amount) is not selected in a calculation policy, Total Existing Debt Being Satisfied and Payments to 3rd Parties Not Disclosed in Total Closing Costs can be collected separately on the Calculations page. Total Existing Debt Being Satisfied is used to determine Down Payment/Funds from Borrower and Funds for Borrower. Payments to 3rd Parties Not Disclosed in Total Closing Costs is used to determine Closing Costs Financed (Paid from your Loan Amount).

When your transaction’s calculation policy changes to collect existing debt being satisfied and 3rd party payments into one field:

• If both Total Existing Debt Being Satisfied and Payment to 3rd Parties Not Disclosed in Total Closing Costs are the same amounts, that amount will default into Disbursements Not Disclosed in Total Closing Costs.
• If Total Existing Debt Being Satisfied and Payments to 3rd Parties Not Disclosed in Total Closing Costs are different amounts, Disbursements in Total Closing Costs will need to be filled out.

When your transaction’s calculation policy changes to collect existing debt being satisfied and 3rd party payments separately, if an amount is entered in Disbursements Not Disclosed in Total Closing Costs, that amount will default into Total Existing Debt Being Satisfied and Payments to 3rd Parties Not Disclosed in Total Closing Costs.
