Applicable fees will be displayed in your transaction based on the characteristics of the transaction you are processing. A transaction secured by a motor vehicle will have different available fees than a transaction secured by real estate. A closed-end transaction will also have different fees than an open-end transaction.
n If you change the characteristics of your transaction (e.g. from unsecured to secured by real estate), you will need to reset the system and recall the transaction to refresh the fees available for your transaction.
Fees are accessed in the Proceeds and Fees area of Calculations.
n Prepaid fees affect the APR and are listed on the prepaid tab if the Include this fee in APR calculations or Finance charge under Regulation Z option was selected when the fee was set up in administration.
n Fees that do not have the above options selected do not affect the APR and are listed on the Fees tab.
The Third Party Fees tab is available for consumer open-end transactions. Fees that are not paid to the lender will appear on this tab if amounts are entered for the fee.
You cannot add fees during a transaction. You can set up new fees in administration that will be available for new transactions.
You should not rename an existing fee in a transaction because fees may not be disclosed properly. Exceptions are listed below.
n You can rename the following predefined fees: 704, 1109, 1110, 1111, 1112, 1113, and 1307. These fees are assigned to their corresponding HUD line number. To rename a fee during a transaction, double-click on the fee name.
n You can also rename a user-defined fee that you set up in administration. To add flexibility for fees during a transaction, you can set up standard user-defined fees in your fee policies.
Fee information can be entered during a transaction. In Calculations, click the Proceeds and Fees button. Select the fee and click the Fee Details button.
n Do not add or modify the HUD line # assigned to a fee in Fee Details because this may result in the fee not being disclosed properly.
